Those are our own words and they commit us. The cheapest quotation is nearly always the one that overlooked a constraint: a load path, a high water table, a planning rule. We would rather tell you what the plot allows before telling you what the work costs, even if that means announcing fewer storeys than you hoped for.

Every project carries its reference, location, plot area and project manager. Sites are also surveyed by drone, which gives a view nobody has from the ground.

No plot is too small

One hundred and thirty square metres, three storeys

It is all decided at the study stage, before the first line is drawn. Boundaries, setbacks, planning rules, bearing capacity, plant access: those constraints draw the buildable envelope, not the other way round. A contractor who tells you a number of storeys before seeing the land is selling you a disappointment.

A plot three contractors have turned down is not a lost plot. It is a plot nobody studied properly.

How it works

From the plot to the keys

Six stages, in order. The first one decides all the others, and it is the one most contractors skip.

Studying the plot

What the land actually allows: boundaries, planning rules, ground conditions, access. This is where you learn whether the four storeys you hoped for are three, and it is better learnt now.

Design

The layout that draws the most usable area from the square metres available. On a small plot, every centimetre saved on circulation is another room.

Quotation and programme

Ten trades priced under one contract, with the calendar that goes with it. Holding five separate firms together is our job, not yours.

Structural works

Foundations, frame, floors, walls. On a narrow plot, organising the site matters as much as the concrete: there is no room to do things in the wrong order.

Finishing trades

Electrical, plumbing, air conditioning, metal joinery, paint, and the pool and borehole if there are any. Same crews, same point of contact.

06

Handover

Snagging, testing, keys. And the drone footage of the finished building, which stays with you.
