What your plot is really worth
The reflex, faced with a narrow plot, is to propose a low villa and leave the rest as yard. It is the most expensive calculation there is: you pay Douala land prices to park a car. On project FGC 140324, one hundred and thirty square metres carry three storeys of housing and retail, with a ground floor that earns and three floors above it.
It is all decided at the study stage, before the first line is drawn. Boundaries, setbacks, planning rules, bearing capacity, plant access: those constraints draw the buildable envelope, not the other way round. A contractor who tells you a number of storeys before seeing the land is selling you a disappointment.
We then survey the site by drone. On a narrow plot hemmed in by other buildings, that is often the only way to actually see progress, setting out and the party walls. The footage stays with you, and it serves the day you sell or let.
